IOS qualification
A record enters the client product only when available evidence supports an industrial outdoor storage use or offering. A conventional warehouse, generic industrial parcel, or approximate map point is not treated as IOS merely because it is industrial.
Transaction facts
Sale prices, dates, parties, acreage, and lease economics are published only when they meet the applicable evidence and identity controls. Asking prices remain labeled as asking prices and are never presented as closed consideration.
Usable-acre economics
Price and rent per usable acre use the best supported usable-acre figure available. When usable acreage is not sufficiently supported, Yahd does not manufacture the metric from gross acreage.
Market statistics
Vacancy, rent growth, inventory, construction, and liquidity measures identify their observation period and may combine authoritative records with modeled IOS estimates. Forecasts and scenario assumptions remain distinct from historical observations.
Scores and catalysts
Market scores summarize demand, land scarcity, freight infrastructure, and timing factors using consistent definitions. Catalysts are weighted by timing, proximity, scale, approval status, and expected IOS relevance—not by announcement volume.
Corrections
Customers and authorized contributors may report a suspected error to support@goyahd.com. Material corrections preserve record lineage and flow into affected reports and underwriting outputs.
